With over 80 years of combined real estate experience, Northeast Capital Partners I, LLC is focused on the acquisition of a diversified portfolio of investments in the tri-state area.  We are actively looking to increase our holdings in all five boroughs of New York City, lower New York State (with a primary focus on Westchester County), Connecticut (with a primary focus on Fairfield County), and all of Northern New Jersey.

Although we consider all property types, the majority of our portfolio consists of: multi-family apartment houses, shopping centers, taxpayers, triple or double net leased single tenant property, unsold co-op shares, and non-performing mortgages. Our return requirements are dynamic as we shift with market conditions and property class giving us the flexibility to remain aggressive through various market fluctuations.

Frank T. ChiarEllo, (President)

Frank T. Chiarello has been active in real estate finance, management and ownership for over 30 years and brings a wealth of experience to bear upon any transaction. Over the past three decades Mr. Chiarello has literally been involved in the acquisition, ownership and/or sale of over one thousand properties, largely throughout the New York area and is a licensed real estate broker. Most of the real estate transactions are predominantly multi-family residential housing, commercial retail property and performing/non-performing mortgages. In addition, Mr. Chiarello is the main principal in Green Assets, Inc., a private mortgage and equity investment entity, who has made over 350 mortgages.
From 1976 through 1982, Mr. Chiarello associated with a Real Estate office in Upper Westchester where he was involved in the purchase and sale of small commercial properties and one family homes.
In 1982, Mr. Chiarello served as Controller and Director of Acquisitions for a major Westchester commercial/residential real estate broker/investor specializing in investment properties in New York and the surrounding areas. He attended contract negotiations, title closings, and oversaw and directed legal counsel.
In 1990, Mr. Chiarello was a co-founder of WRA Properties, Inc. As President of the company Mr. Chiarello is responsible for identifying and developing new business, directing the commercial and residential real estate brokerage divisions. Mr. Chiarello personally advises banks and financial institutions in the exclusive disposition, valuation and workout of their commercial, residential and multi-family portfolios. His successful business endeavors are built upon his long term experience and fine-tuned expertise.
Mr. Chiarello holds a B.B.A. in Accounting from Iona College and is a member of the Bronx-Manhattan Board of Realtors and The New York State Commercial Association of Realtors (NYSCAR).

Maryann Murphy, (Vice President)

MARYANN MURPHY has been actively engaged in the real estate business for over 25 years.
 From 1980 through 1990, she was associated with a major Real Estate firm in Upper Westchester where she was Assistant to the Controller of Mortgage Servicing and later Assistant to the Director of Acquisitions of investment property and mortgages.
 In 1990, Ms. Murphy was a co-founder of WRA Properties, Inc., as Vice President of the company. Ms. Murphy was responsible for all aspects of property management, mortgage servicing, and the day-to-day operation of the company.
She is instrumental in the implementation of customized computer software for the property management division. These innovations have monitored and lowered costs and expenses translating into greater productivity. She is involved in all aspects of building management ensuring properties are running efficiently. She oversees building operations and maintenance, establishes rigorous standards regarding building expenses, personnel, service contracts, preventative maintenance, and code compliance.  She maintains extensive contact with each client's owners, Board of Directors, banks, attorneys and CPAs. She is directly involved with registration and renewals of stabilized and rent controlled tenants, preparation and execution of all necessary residential and commercial leases, performs necessary credit review of prospective tenants and prospective shareholders including the review of all applications for rent and cooperative purchases/subleases. She supervises all legal proceedings, financial reporting, bill auditing and supervision of building improvements and repairs.  
She has also been successful in assisting in the refinance of mortgages for owners in order for them to obtain additional capital and lower interest rates thereby increasing cash flow.
 Ms. Murphy is a member of the Bronx-Manhattan North Board of Realtors.

David Rinaldi, (Director of Acquisitions)

David Rinaldi began his Real Estate career in 1999 after joining WRA Properties, Inc.  Mr. Rinaldi quickly earned success as he spearheaded the firm’s expansion into the Brooklyn market where Mr. Rinaldi was involved in brokering the sale of over 60 buildings valued in excess of $50,000,000.  In addition to brokerage, Mr. Rinaldi also played a role in the firm’s acquisition of numerous buildings including a 21 building portfolio that the firm was able to re-sell for a sizable profit.  With over 10 years of market knowledge, Mr. Rinaldi joined Northeast Capital Partners I, LLC in 2009 where he specializes in research and analysis for the firm’s acquisitions and loan originations. 

Mr. Rinaldi resides with his wife and sons in Connecticut and he holds a Bachelor’s Degree in Business from the University of Connecticut.
